Cancellation Policies
  • Cooling Off Period
    All bookings include a 5-day cooling-off period from the booking confirmation date. If a cancellation request is submitted within this period, the resident will be released from the contract and receive a full refund. However, if the scheduled check-in date falls within these 5 days, the cooling-off period ends immediately.

    If a resident’s visa application is refused, they must notify the property within 48 hours of receiving the refusal notice. Cancellation requests must include supporting documentation, such as the official visa refusal letter and proof that the associated course has been cancelled, and must be submitted before the booking start date.   • Replacement Tenant Accepted
    After the 5-day cooling-off period has ended, residents remain liable for the full accommodation fee as outlined in their licence agreement. However, a cancellation may be permitted if the resident finds a suitable replacement occupier. The replacement must apply and be approved at the property’s sole discretion. Once approved, the resident will be released from their contract, and the accommodation fee will be refunded minus the prepayment.

    Until 31st July, cancellation requests made outside the cooling-off period will be considered only if the applicant has not been accepted into their chosen London university.     Tours and room viewings are available at all properties from 09:00 – 18:00, Mon – Sun.

    How far in advance do I need to make a reservation?

    You don’t need to book a room until you’ve been accepted into university; however, it’s always better to secure your room as early as possible. If you’re set on studying in London, booking early gives you a wider choice of rooms and may make you eligible for an early-bird promotion, typically available between November and January. They’re happy to assist with your booking

    What are the residence requirements for making a reservation?

    The minimum age for residents is 16 years old. Any resident less than 18 years old must complete and submit a Parental Consent Form before arrival.

    What's included in my rent?

    Their studios are self-contained, with a shower room and kitchenette. Your accommodation fee includes:

    At the residence, your safety is their top priority. They have CCTV in and around each property, an electronic key entry system for the main entrance, common areas and each studio. In addition, there are staff on site 24 hours a day, 7 days a week, ensuring a secure living environment for all their residents.

    Do I need to have a TV Licence?

    If you bring your own TV, or want to watch or record programmes as they are shown live (including on mobile phones, tablets or computers), you will need to apply and pay for a TV License.

    Yes, all their campuses have a laundry room equipped with washing machines and dryers powered by Washnet.

    Are Utility Bills included at the residence?

    Utility bills (water, heating and electricity) and Wi-Fi in your room and shared areas (cinema, laundry etc) are included in your accommodation fee. Their Wi-Fi is provided in partnership with a service provider. For information about the service and what to do if something goes wrong

    Do you allow pets at the residence?

    Pets are not permitted at the residence. However, registered service animals are allowed, provided this is communicated in advance with their Sales Team and the appropriate documentation confirming the service animal is supplied prior to arrival. A £50 end-of-tenancy cleaning fee will apply and must be paid prior to move-in.

    Can I have a friend or relative stay the night?

    A reasonable number of day and overnight guests are permitted. A fee might be applicable depending on length of stay

    Do I need to pay Council Tax?

    If you are not in full-time education at a relevant institution, you may be liable to pay Council Tax. Full-time education is defined as a minimum of 24 weeks. If applicable, you will be contacted directly by the local council with further details.

    Do you offer car parking?

    They do not have any car parking facilities at any campus.

    Can I receive mail at the residence?

    Lockable mailboxes are available on all campuses. If any larger packages or anything that requires a signature arrives for you, they'll hold onto it. For security reasons, you must provide photo ID and a signature to confirm collection.

    What time can I check in?

    You can move in anytime from 15:00 on the booking start date. Their reception desks are open 24/7. If you're arriving between 23:00 – 07:00, please let their reception team know in advance. Before arriving, they ask that you have completed all due payments and signed the booking Terms & Conditions. Failure to do so will result in a delay to your moving in process. Please have your photo ID and proof of student status available when checking in.
