Cancellation Policies
  • Cooling Off Period
    Unless the Tenancy Agreement has already commenced (meaning the Tenancy Start Date is on or before the date the Tenancy Agreement is signed by you) or you have already collected the keys to your accommodation, you have a “Cooling-Off Period” of 14 calendar days commencing the date of Booking Confirmation email. If you book on or after 1st August for the academic year due to commence in the following month of September, the Cooling-Off Period will reduce to 3 calendar days from the date and tim

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

    Guarantor Requirement

    1. To pay in instalments, you must provide a UK-based guarantor. 2. International guarantors are not accepted by the property. 3. If you cannot provide a UK-based guarantor, you may use Housing Hand’s services for a fee. Please note:  You have the option to book without a UK-based guarantor; however, the contract rate will be £20 per week higher than the standard room rate, and instalment payments will be termly.

    Additional Fees

    Dual occupancy is available in all Studio rooms. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. The price would be the total rent plus an additional £50 per week, and then divided by two for each occupant’s weekly cost unless otherwise stated.

    When do I need to book my student accommodation?

    Not to boast or anything but they are already receiving a tonne of interest so they really recommend securing your student home with them as soon as possible. If you’re in the University application process, you can book to live with them in the knowledge that you get free cancellation if you don’t get your place at University (although they believe you can do it).

    Can I have a look around?

    Definitely, they'd love to show you around. If you’re not in the area then they can Facetime or WhatsApp call you too. Any excuse to show off their amazing new properties.

    What’s included in my rent?

    So much! The fee includes all utility bills, wifi, a dedicated 24/7 team, an exciting events programme, free coffee every morning, free breakfast twice a week, free honey from their  very own beehives when the bees have been busy, shared flat kitchen cleans bi-weekly, onsite gym, contents insurance.
