    For 25-26 AY: - 1. You need to pay £300 at the time of booking. 2. This will be offset against your first rental installment. For 25–26 January Intake (Short-Term Lets): - 1. Five weeks’ rent where the total rent is less than £50,000 2. Six weeks’ rent where the total rent is £50,000 or more 3. If you are using guarantor partner (paid service) then the deposit will be £1,000

    Security Deposit

    1. You will be required to pay a deposit of £1000, unless you qualify for £0 deposit. 2. In order to qualify, you will be required to run a soft credit check & to qualify you need to have a score of 439 or above, and share evidence of this as well.

    Pay In Instalment

    1. Payment in full. 2. Payment in monthly installments (UK guarantor is required). Please note: 1. Rent is due on the 1st of each month. 2. Upfront payments be made in full prior to move-in for lease terms up to 12 months.

    What is a guarantor and will I need one?

    A guarantor essentially serves as your financial safety net, promising to cover the rent if you're unable to - a family member, for example.The need for a guarantor varies, but the most common candidates include students, professionals relocating from other countries and international post-grad students, in short - those that don't have a credit history or footprint in the UK. Guarantors are required to provide identification, proof of address and go through referencing, just like you would. Guarantors need to give proof of an individual income of 3.5x the annual rent and be based in the UK. They only accept one guarantor per apartment.

    What is the qualification criteria?

    Their friendly team can talk to you in depth through the criteria as they understand everyone’s circumstances are different. They typically consider the affordability for paying monthly is a household income of 2.5x the annual rent. So for an apartment costing £2,000 a month, you’d need a household income of £60,000 a year. If you don’t qualify for paying rent on a monthly basis, don’t worry you can always consider a guarantor, or you can consider paying rent upfront (in advance, where you don’t need a guarantor). The affordability for a guarantor at present is, individual income of 3.5x the annual rent.

    How quickly can I move into an apartment?

    After choosing and reserving your perfect apartment, they can have you moved in within 7 working days (subject to referencing and initial payment being cleared into their account). To help you on moving day, they can reserve a parking space, use their cages to transport multiple boxes to your new apartment and they even work with partners such as Aussie Man & Van who can offer you a discount on your removals service.

    What can I expect on moving day?

    When you arrive to collect your keys on moving day, you will be asked to complete the “Right to rent” (if you haven’t done it already), which is a legal requirement according to the UK government. You can use the parking space you have reserved beforehand and use the cages to transport your boxes to your new apartment. You will receive, on the day if not before, a move in email detailing how you can access Wifi and other key information about your new apartment.

    What decorations and fittings am I allowed to put up?

    You are welcome to make your apartment feel like your own by decorating (within reason) inside of your apartment. Any changes to the property need to be reverted to their original state at your own expense before you move out (subject to wear and tear). They suggest you hire a property Living-recommended handyperson, should you wish to fit TVs, hang pictures, etc.

    Do I need a Television Licence?

    Anyone who watches or records TV on any channel via any TV service needs to pay for a TV Licence. This is not included or connected to the Property team. This includes: All TV channels, including BBC, ITV, Channel 4, Dave and international channels Pay TV services, such as Sky, Virgin Media and BT Live TV on streaming services, like YouTube and Amazon Prime Video Everything on BBC iPlayer.

    Do I have to pay Council Tax?

    Yes, you do need to pay Council Tax, unless you are exempt. This is an obligation between you and Brent Council, They recommend you get in touch with them to inform them of your move before you move in. Within the next few weeks, you should receive a letter from them advising how to set up your account.
